Much of the increase can be attributed to new construction. In 2017 for the time period 1/1 – 2/28 six percent of the number of sales were new construction and today in 2018 twenty one percent of the total sales so far have been new construction. In a sense resales are down and new construction is picking up the slack!
Sales are still strong coming in at an average of 98.5% of the list price and the +6% improvement in the average sold price equals a solid gain of $43,000! In addition the average number of days on the market is now at 53.
Inventory is still extremely low and demand is high and seems to be gaining momentum as we enter into March.
