Crested Butte Real Estate Insights

The streets of Crested Butte are a little less hectic right now.  The days are getting shorter and the nights are getting colder.  Summer didn’t start until July for us, but it has been pretty spectacular with amazing wildflowers and lots of sunshine.  We are hoping for a beautiful fall too!

Things are interesting in the real estate market so far this year.  I thought we would see a lot of land sell, but those sales are down about 1/3 in the north end of the valley.  Building can be daunting when you are not here – the price per square foot that builders are quoting is quite high (anywhere from $450 – $1,000 per foot!) and some builders are booked 2-3 years out.  If you want to enjoy Crested Butte in the near future, you may need to work with a lesser known builder or buy an existing residence.

Our inventory is starting to go up and prices seem to be holding steady.  There are indications that the Seller’s Market we have had for several years may be turning.  If we are, in fact, in a balanced market, it usually doesn’t last very long before becoming a Buyer’s Market or turning back to a Seller’s Market.

If you are selling real estate, I encourage you to really look at the comparable sales and price accordingly.  Properties that are priced right should sell unless they are in a saturated category.

If you are looking to buy, I would suggest you get your ducks in a row and let me know what you are looking for.  I don’t foresee price plummeting but they may be leveling off and the time could be approaching find what you have been waiting for.

Fall is a spectacular time of year in Crested Butte.  The trails are in great shape and the colors are usually awesome.  You can actually go out to dinner without a reservation and find a parking space on Elk Avenue!  This is also often one of the busiest times of year for real estate.
