We have changed our monthly statistics report so it shows sales data from the last 12 months instead of year to date. We felt that you couldn’t see trends as easily from the year to date data, especially early in the year. Please let me know what you think and if you would rather see year to date information for these.
You can see from the numbers that things are slowing down a bit. Listening to agents from around the country, this is part of a larger trend and is not isolated to Crested Butte. In our area, inventory continues to be lower than in recent years and what inventory we have is priced significantly higher than recent sales. In 2019 properties that sold received an average of 95% of their asking price. However, depending on the price range and property type, current asking prices are between 10-30% above recent sales. I would expect to see price reductions this spring from sellers who would like to sell their property in 2019.
