July 2025
Summer is in full swing in Telluride with farmer’s markets, concerts, theater, town talks and many more events across the region.
We are a proud sponsor of next weekend’s San Miguel Basin Rodeo. The rodeo takes place in Norwood on Friday and Saturday, July 25 and 26. It starts at 6 p.m. with mutton busting and the main event begins at 7 p.m. If you’ve never been, it’s well worth the trip out to the west end of the county. Sunsets at the fairgrounds can be spectacular.
Long summer days and cool nights set the stage for all sorts of mountain activities and Telluride is bustling this time of year. If you are a property owner in Mountain Village please be sure to take a look at the proposed changes to TMVOA. Voting runs through July 28. More details can be found here.
In the real estate world, overall sales volume YTD through June is down by 29% and number of sales are down 1% over 2024. Interestingly, San Miguel County has seen half the number of sales at $5M and over that we had at this time last year. That said, pricing remains steady and three homes contracted in Telluride in the last week. Historically July is one of our most active months. Inventory is increasing and this is a good time to take another look at what’s available.
As always, if you have any questions about the real estate market we’d love to jump on a call with you or prepare a report. Feel free to contact us online or give Jim a call at 970-708-2255.
